Investors - This Market is unlike any we have seen in my lifetime...  Financing is difficult... Sellers are desparate... 

 

Your CASH is KING!

 

Commercial and Residential Properties are available.    

Residential & Multi family - will come back first, but there are good deals in all the sectors if you search them out...

Retail - under capitalized or under managed properties. 

Office space - with very high vacancy rates... Do you have a creative means of marketing that you are pretty sure will work even in this dismal office rental market we are in (12-14-09).

Industrial Warehouse - At some point this country will wake up and realize we NEED to produce more goods in America, within our borders... Cheap labor is great, but the lack of control and lack of jobs and recirculated money in the local producing economies is what has gotten us into the big picture economic mess we are in....  Not to go political but I think this is due to excessive incentives for companies to go global... Tax and environmental...  For now... Got a creative use?  Plug it into a Warehouse... Renovate to Flats or Retail... Start an indoor theme park (just kidding - very unlikely to make it... unless you get the building really really cheap and have a good business plan with a real market.

Shopping Center - I really don't think these will go away in our lifetimes... People like to see and feel and touch stuff... still the Internet shopper demographic is increasing and will likely continue to do so.  Tough on many over built markets.

Mini Storage - One of the best, easiest investments out there... if you aren't over built and you have a good location.  Pick up an existing one for a fair cap rate and a good market and you will have a good proverbial cash cow... with a little bit of upkeep and work.

Restaurant - A specialty type of retail, but many standalone buildings lend themselves particularly well to restaurants for location, demographic and actual physical building features.  Its a tough business and you or your tenant better study up and plan to work hard... Think McDonalds - systemetize everything, automate where possible, standardize... that is how efficiencies and reputations are garnered.

Farm and Ranch - While often not considered commercial, many farms and ranches are very commercial operations.  We will likely need food for the foreseeable future.

Specialty - Hotel, Theme Park, Auditorium, Theater, Racetrack, Landfill, Compost Facility, Junk Yard, Toll-way, Bowling Alley, Acquarium, Jails, Lumber Yards, etc.  Usually the land and the improvements have a use tailored to the business it was built for.  To change it, typically would require a scrape.

 

Never forget to consider the SCRAPE!  Get more value by completely demolishing some places and starting over.  Much more predictable than a remodel from a budget standpoint.

While we think there are some good investments in Montrose Colorado, Telluride, Ouray, Delta, Ridgway and even Norwood, Nucla and Naturita on the West end of Montrose.

The Internet allows you to shop the globe for good deals.  Think about it... even if you could be there wouldn't you rather have an investment that runs itself essentially on auto-pilot.  Write off your trip to go check up on the place, get yourself a mole or two at the site to report back and make sure the manager and maintenance staff aren't robbing you blind or letting the place go to hell...  If your a real control freak add some web cams you can check in on and setup everything through an online system you control....  Kindof like Wal-mart...
